A charming 15th century stone built farmhouse near a small hamlet situated in an open wooded Appenine valley that leads off the Upper Tiber Valley.
The nearest village with shopping and service facilities is just 5.5 km away down a very good asphalt road. The medieval towns of Citta di Castello and Sansepolcro are both 15 km distant and the cities of Perugia and Arezzo are just 45 minutes away. The North/South E45 superstrada access is 10 km.
The Property is currently divided into two, a division done about a hundred years ago which could easily be reversed as the bricked up doors still exist. One half of the property has been restored very sympathetically, and the other half is to be restored. The unrestored half was a family home until a year ago and is still in good habitable condition.
The farmhouse is about 450 sq metres on 5 levels built into the hillside so that the lower ground floor on the valley side is at ground level while the third level is still at ground level on the hill side of the house. The outside of the undeveloped half was plastered in the early 1960's and this could be removed to expose the original stonework to match the other half.
The roof of the undeveloped house is sound with no leaks but needs to be re-roofed to the same standard as the other half.

The restored part of the house (La Casaccia) consists of:
- Level 1 - (lower ground floor) - 2 Dry storage rooms with outside doors, small boiler room with outside door that opens into a cellar with low ceiling.
- Level 2 - (middle ground floor) - Modern Kitchen with access to dining patio.
- Level 3 - (upper ground floor) - Entrance hall, full bathroom, sitting room with stone fireplace, 2nd sitting room/day room.
- Level 4 - (mezzanine floor) - Bedroom.
- Level 5 - (first floor) - 2 bedrooms, 2 bathrooms (showers).
The unrestored part of the house (Casa Colonica) consists of:
- Level 1 - Entrance, Kitchen, Dining room, large dry cellar all with outside access, bread oven.
- Level 2 - 2 Bedrooms, small basic bathroom with electric water heater.
- Level 3 - The original large kitchen with classic stone fireplace (15/16th cent ?). There are two bricked up doors that lead directly into the kitchen of the other half.
- Level 4 - Large room under the roof apex with high ceiling. This has a bricked up door that leads into the mezzanine bedroom of the other half. 2 attic rooms, one of which has a bricked up door into the same mezzanine bedroom.
Services
Both halves have mains electricity, mains water and telephones. Both have septic tank drainage systems. There is Gas (LPG) in the developed half from a large tank in the garden which serves the kitchen gas stove and the central heating boiler and there is satellite TV connected.
Outbuildings
There are two 2 storey outbuildings. One is about 20 sq metres each floor and has already been restructured with a new roof and floors. It has both a water supply and a septic tank in position but not connected. The other is about 25 sq metres each floor, is a sound structure but needs total redevelopment.
Garden
